A 4-Point inspection is typically performed to obtain or renew an insurance policy on structure 25-50 years of age. It is a limited visual survey of 4 major parts of the house:
1) Roof - Roof is traversed when possible, and photographed to determine age, life left of the roof, and any visible defects.
2) Electrical - The main panel and any subpanel deadfronts are removed and wiring is examined and photographed for any defects.
3) Heating & Cooling - Air handler and condenser unit are examined and photographed for age, condition, and function.
4) Plumbing - Visible plumbing components are examined for any evidence of leaks and updates such as the water heater replacement.
